At first glance, an apartment can look like the perfect place to live. But with a discerning eye, one can tell if a rental unit is a gem or a junker. Take along this checklist of apartment essentials when viewing apartments.
Before the viewing checklist
Bring writing materials Bring along a pen and notepad, or a PDA.A valid ID Most andleasing offices will not show an apartment without a valid form of identification.
Leasing history Brings along references from previous landlords.
A form of payment In case you find the perfect unit, you'll need to pay for application fee or a down payment. Bring a checkbook, money order or a credit card.
During the viewing checklist
Exterior doors Make sure the doors are well built and have functional locks.Check the windows Windows should open and close easily, have screens and functional locks.
Check for white noise Make sure noise levels from the surrounding neighborhood will not keep you up at night.
Examine the kitchen Ensure the refrigerator is frost free, they often than burners work, and there is plenty of water pressure for both hot and cold water.
Examine the bathroom Signs of water damage can because for alarm. make sure there's ample water pressure in the sink, toilet and bathtub.
Cell phone coverage For those relying on cell phones and mobile Internet, you'll need to examine the level of cell tower connectivity.
Look for signs of rodents Look within the low-level cabinetry for signs of rodent droppings. Signs of mouse traps can be cause for alarm.
Signs of water damage Mold and mildew can cause health problems. Check for the smell of mildew, water stains and swelling along the baseboards. All can indicate an apartment unit has water problems.
Air conditioning and heating Check the apartment's air conditioner and/or central air system. Also check the heating systems.
Cable TV hookups Make sure your apartment has cable TV hookups for the places one would want TVs. For those getting Internet connections through a cable company, ensure there is a cable TV hookup where you would want a desktop computer.
Fire safety Check for the apartments smoke detectors and ensure they are working. Make sure there is a fire extinguisher in an accessible place.
Question the property manager Find out the monthly rent, pet policy, whether parking is provided, utility bill information (maybe utilities are included in rent) and how trash disposal is handled.
