For those about to share a rental, you're foolish not to investigate your compatibility before signing a lease. Here's a checklist of potential compatibility issues you'll need to discuss before making a commitment!

Ability to pay rent You'll need to assess whether your potential roommate has an ability to pay the rent, utility bills and other obligations.
Cleanliness Is the level of cleanliness appropriate for how you want to live your life? A roommate's clutter can get old fast.
Smoking Few things drive a wedge between roommates quite like smoking. Make sure to ask pointed questions about you're roommate's smoking habits and be forthcoming about your own.
Is your roommate loud? What level of noise is a roommate going to make? Can you expect loud music in during the evening or late at night? Will their cellphone be buzzing constantly?
Drugs and Alcohol Make sure both you and your roommate fess up about your level of drug and alcohol use.
Pets If you won't move into a place without giving up Fido, make sure your roommate is fine with this. And if you don't want a Fido in your pad, make sure your roommate doesn't have one and won't be getting one!
Overnight guests Its best to hammer out a policy for overnight guests. Whether mom and dad spend a weekend visiting, or your mate comes over for a conjugal visit, its best to discuss this policy right away. Roommate agreements often include the amounts of visits allowed per week.
Household responsibilities Hammer out an agreement on kitchen cleanup, bathroom cleanup and cleanup of the common areas. Make sure to detail the level of cleanliness expected.
Sharing foods Which foods, if any, will be shared? Will you be sharing a box of cereal? How about ketchup and mustard?
Sharing common areas Decide how to share common areas, especially when either roommate has visitors.
Lifestyle differences Do you have similar or different ideologies? Will their be issues if roommates have different political views, social views or sexualities?
Sleep schedules If roommates have different sleep schedules, you'll want to ensure respect while the other is resting
Sharing appliances Will roommates be sharing TVs, DVD players and the stereo?
Parking and garage space Since many apartments have a single assigned parking space, you'll want to come to an agreement on parking spots.
